Object description
Location / Access / Distances
From Concepción, the second largest city of Chile you need one hour by car to the property, which lies besides the Itata river. From here is offered a view over the snow-covered volcanoes of Chillán that shine on the Cordillera de los Andes.
Just 6 km away, next to the town of Quillón, the Avendaño lagoon hosts the water sport practice, while toward the mountains, in a bit over an hour, the ski lovers can enjoy in the international centre of this sport, the "Spa resort y casino Termas de Chillán".
Development
All its interior zones are interconnected by dirt roads in good order and condition.
The country is connected to the power network.
It includes water rights on Itata river, a deep well and a spring of pure water which supplies the main house.
Building / Rooms / Technical installations
400 m away the principal entrance, the wooden main house, friendly in its disposition, provides in its 180 m² all the comfort of a modern house coupled with the much-cherished view of the river and mountains: 4 bedrooms, spacious living-dining room, workroom, 2 ½ bathrooms and a comfortable kitchen, all surrounded by a wide garden. Next to the residence there is a swimming pool of 30 m² of kidney-shaped and a small but elegance 55 m² house of concrete.
About 100 m away from this point is located the refrigerated warehouse with blueberries packing station, a building of concrete and 150 m² of surface. Like complement of this structure there are a wooden dining room, toilets and showers for the seasonal labors and a warehouse.
In a wooden house of 60 m², next to the main access, lives the caretaker of the terrain. In front of it is located a wooden shed of 320 m² for the tools and vehicles agricultural.
Equipment
At 10 ha are carefully cultivated grapes of the best Chilean wines: Cabernet Sauvignon, Chardonnay, Merlot and the rediscovered Carménère, are the varieties that this farm delivers annually to the wine exporters. Production of blueberries for export occupies 7 ha. Cultivated species are Misty, Patriot and O'Neal. The berries are irrigated and fertilized by drip irrigation; preserved and packaged in the same site before being shipped to European and American markets.

Topography:
The terrain is almost entirely plain. Like counterpoint, in the shore river area, a slope descends 10 m to an arm of the river that forms the east limit of the property.
Vegetation (beside the cultivation):
A row of walnut trees flank the path to the principal house, while, next to the river, about 1 ha is spread by Peumos (Cryptocarya alba), Boldos (Peumus boldus) and Aromos with its showy yellow flowers in spring. Harmoniously distributed around the main house are different fruit trees (oranges, lemons, apples, pears, cherries, plums), palms, an Araucaria of 8 m height and a garden with white, pink and starry Magnolias, roses, rhododendrons and camellias of special beauty and color.
